ASHBURN, VA — The owner of the One Loudoun mixed-used development in Ashburn awarded a contract to a company that will use license plate recognition technology to monitor vehicles entering two new garages in the community.

Retail Properties of America, owner of One Loudoun, added two additional garages, H and G, to expand parking options in the area. Park Assist, a subsidiary of the Dutch company TKH Group, will install its camera-based M4 smart-sensor system in the new garages. In other parts of One Loudoun, Retail Properties of America uses an "ultrasonic single-space" parking guidance system.

"With a higher functioning camera-based solution in the new H and G garages, the M4 parking guidance system will bring a cutting edge feel to their parking operation,” Robert Wishart, regional account manager for Park Assist, said Wednesday in a statement.

One Loudoun will use Park Assist’s technology "to simplify the parking experience, leveraging License Plate Recognition (LPR) technology and Park Assist’s Park Alerts software module to manage its customer traffic flow and user groups more effectively," Park Assist said in a news release.

One Loudoun is located at Route 7 and the Loudoun County Parkway. The mixed-use community includes home, corporate offices, shops and restaurants.

Park Assist will also install its digital variable messaging signs in the two garages. The signs display occupancy data that drivers can see whey they enter the garage. The M4 smart-sensor system will indicate the specific spaces that are available or occupied using color-coded LED lights.

For visitors worried about getting towed, Park Assist's technology can allow One Loudoun to enforce its parking policies. The company's software system will support a Park Alerts module, which will send notifications to One Loudoun management of any policy violations through time-based or license plate-based alerts.

Working with Clear Communications, Park Assist plans to begin installation of its technology this month and complete the installation in 2021.
