HARBOR SPRINGS, MICH. -- A newly listed Harbor Springs home is turning the traditional Up North aesthetic right on its knotty-pine head.

Instead, the downtown "urban cottage" is a testament to modern, functional, unfussy style. Featuring a crisp palette, a thoughtful layout, and sustainable design elements throughout, the brand-new build has a vibe best described as "fresh coast."

The home, located at 275 East Bay St., has been listed for sale for $4.85 million through Graham Real Estate.

The showstopping property was a recent project for The Cottage Company, a family-run, Harbor Springs-based building and interior design firm.

"It's not your grandmother's cottage anymore," said Rob Mossburg, The Cottage Company's founder. "It's very crisp, very clean. It's got some contemporary touches that we believe are kind of the next thing."

The interior design was overseen by Mossburg's daughter, Kelly Konoske, who last year received the Brian Killian Rising Star award for the top up-and-coming interior designer in Michigan. Konoske's California roots can be felt in the home's hip, breezy style.

Given the home's location -- directly across the street from the waterfront -- Mossburg said his team designed the space with the intention to "maximize views." That translated to the living room having a front-and-center view of the water, of course, but also a second-floor master bedroom overlooking the bay, and special cut-outs enabling the kitchen to have a view, too.

Mossburg said the home is 4,899 square feet of energy efficient heated-and-cooled space, but in keeping with the spirit of cottage life, it also offers an additional 2,000 square feet of outdoor living space via two patios, two covered porches and a rooftop deck with a wet bar, fireplace and grilling area.

"In the summer, sitting there, watching the fireworks with a glass of wine -- you get the picture," Mossburg said. "There's no better place."
