Perth’s fastest selling suburbs

HEATHRIDGE has claimed the title of Perth’s fastest-selling suburb.

According to the latest figures from CoreLogic RP Data, homes in the northern coastal suburb sell on average within 36 days.

The median sale price for Heathridge was $470,000 for the 12 months to April, with 114 homes sold in that time.

Leederville and Subiaco ranked second and third on the fastest-selling list, with an average 37 days on the market.

Leederville’s median house price was $836,250 and Subiaco’s was $1.25 million, with the number of properties changing hands at 34 and 77 respectively.

In that period, median property prices in the three suburbs fell 6 per cent, 5.9 per cent and 2 per cent respectively.

However, in the past five years Heathridge has grown 13.3 per cent, compared to Leederville at 5.3 per cent and Subiaco up slightly by 0.4 per cent.

Peard Real Estate senior sales associate Gaylene Bicheno has been selling property in Heathridge for the past nine years and said a greater number of young families were now buying in the suburb.

She attributed the short time on the market to the suburb’s affordability, public open spaces and proximity to the ocean, freeway and Joondalup.

“Everything is at your fingertips,” Ms Bicheno said.

“I would estimate 80 per cent of buyers are first-homebuyers and want the decent-sized blocks here, compared to smaller blocks in newer developments.”

She said the most popular homes had three bedrooms, one bathroom and two living rooms, as these suited the budgets of many buyers.

Heathridge upgraders Justine and Brad Maguire were thrilled to have an offer on their home within two weeks of going on the market in June.

It was a similar time frame for the purchase of their new home, a four-bedroom, two-bathroom home with a double garage and workshop.

Mrs Maguire said they were ultimately looking for a bigger home and more backyard to raise their children Jake, 3, and Chloe, 1.

“I love this area,” she said.

“It’s close to Joondalup shops, schools and ECU campus, where I study early childhood teaching. We love going out walking around the parks, which is great for the kids and dogs. It’s a safe and nice community with a lot of young families.”
